Retelling: Introduction to Private Equity, Debt, and Real Assets by Cyril Demaria

I just finished reading “Introduction to Private Equity, Debt, and Real Assets” by Cyril Demaria (3rd edition, Wiley, ISBN 978-1-119-53737-3) and I wanted to share what I learned.

This is a dense book. Like, really dense. It covers everything from the history of private equity going back to Christopher Columbus, all the way to modern fund structures, investment strategies, and the ethical responsibilities of the industry. Not exactly beach reading.

So here’s what I’m going to do. Over the next couple of weeks, I’ll break this book down chapter by chapter into posts that actually make sense without a finance degree. Think of it as a retelling - my take on each chapter, what matters, and why you should care.

What This Book Covers

Private equity is one of those terms that gets thrown around a lot but most people don’t really understand. And honestly, before reading this book, I didn’t fully get it either. Demaria does a solid job explaining how private equity fits into the bigger picture of what’s now called “private markets” - which includes private debt and real assets too.

Here’s the rough breakdown of what we’ll cover:

  • The Introduction - What private equity actually is and why it’s so hard to get good information about it
  • Chapter 1 - The history of PE, starting from colonial-era ventures (yes, really)
  • Chapter 2 - How PE developed differently in the USA, Europe, and emerging markets
  • Chapter 3 - How PE funds work, who invests in them, and how performance is measured
  • Chapter 4 - The different types: venture capital, growth capital, buyouts, private debt, real assets
  • Chapter 5 - The step-by-step investment process
  • Chapter 6 - Current trends and whether PE is becoming mainstream
  • Chapter 7 - The ethical side: greed, destruction, transparency
  • Chapter 8 - Where PE is headed in the future
  • Business Case - A real-world example with Kroton Educacional in Brazil

Who Is Cyril Demaria?

He’s a Swiss-French finance professional who has been working in private equity for years. He teaches at EDHEC and other business schools across Europe. This book started as a French publication that kept selling out edition after edition, and the English version is now in its third edition. The guy knows his stuff.

Why Should You Care?

Even if you never invest in a PE fund directly, this stuff affects you. Private equity firms own companies you interact with every day. They shape how businesses operate, how jobs are created (or eliminated), and how entire industries evolve. Understanding how this world works gives you a better picture of how modern finance actually functions.

Let’s get started.
